If you are buying a property using a mortgage, a lender will want assurances that you can afford the repayments now and in the future, should economic conditions change.

Putting buyers in pole position

Hanover uses its expert negotiating skills to reach a mutually acceptable offer. Discretion is at the heart of everything we do including negotiations. All offers are formalised in writing to the seller and once an offer has been agreed, a Memorandum of Sale will be issued to all parties involved, including solicitors.

It’s worth remembering the sale will be influenced by the buyers' circumstances, the timescale of the vendor, how the purchase is financed and if any items are included within the sale of the property.


Shedding light on the legals

The solicitor will carry out necessary searches (local, environmental and ownership), review the contract and prepare any other vital paperwork. If financing with a mortgage, your lender may require a surveyor to confirm the property you are buying is structurally sound and worth the agreed price.

There are three levels of survey to choose from, depending on how thorough you want the inspection of the property to be. Hanover will closely monitor this stage of buying a property to maintain momentum and keep the transaction on track.


It’s all yours: exchange and completion

Contracts will be exchanged once all the above is complete and both buyer and seller are satisfied. Your deposit will also be transferred to the seller’s solicitor at this stage. There could be a serious financial and legal consequence should either party withdraw from the transaction after exchange has taken place. The moving date usually coincides with completion, when all monies - including any home loans - have cleared with the seller’s solicitor. Only then will the keys be released by the agent to the new owner.
